Terms and Conditions: Morgensolen

These Terms and Conditions govern the contract between the Guest ("you") and the Owners of Morgensolen, Jurgen and Kristin ("we", "us"), for the short-term rental of the apartment located at Øvre Kråkenes 79, 5152 Bønes, Norway.

1. Booking and Payment

These terms apply to bookings made directly with us. If you booked through another channel, the cancellation terms shown on that booking apply instead.

  • Confirmation: A booking is only confirmed once the first payment or the full amount has been received.

  • Payment Processor: All payments are processed securely via Stripe, by card or bank transfer. We do not store your card details.

  • Payment Schedule: 30% is due when you reserve. The remaining 70% is due 10 days before you arrive.

2. Cancellation and Refunds


These terms apply to direct bookings only. If you booked through another channel, the cancellation terms on that booking apply instead.

  • Full refund: Cancel 7 days or more before arrival and everything you have paid is refunded in full.

  • Half refund: Cancel between 6 days and 1 day before arrival, and half of what you have paid is refunded.

  • No refund: On the day of arrival itself, or if you do not arrive, there is no refund.

3. Check-in and Check-out

  • Check-in: The apartment is ready for occupancy from 16:00.

  • Access Code: Your smart lock code will be sent to you at 13:00 on your day of arrival.

  • Check-out: You must vacate the apartment by 11:00 on your departure day to allow our cleaning team to prepare for the next guest.

4. House Rules & Occupancy

  • Quiet Hours: Morgensolen is located in a quiet residential area. We kindly ask you to respect our neighbours and keep noise to a minimum between 21:00 and 07:00.

  • Parking: One dedicated parking space is provided free of charge. Due to the nature of our private gravel road, large vans and campers are prohibited.

  • Smoking & Pets: Smoking, e-cigarettes and vaping are not allowed anywhere on the property, inside or outside. Pets are not permitted.

  • Maximum Occupancy: Only the number of guests specified in the booking may stay overnight. Maximum guests is 2 adults + 1 infant.

5. Liability and Damages

  • Guest Responsibility: You are responsible for any damages to the apartment or its contents caused by you or your party during your stay. Please report any breakages immediately.

  • Personal Belongings: We are not responsible for the loss, theft, or damage of any personal belongings or vehicles parked at the property.

  • Force Majeure: We are not liable for events beyond our control (e.g., extreme weather, power outages, or municipal water issues).

6. Governing Law

  • This agreement is governed by the laws of Norway. Any disputes shall be settled in the Bergen District Court (Bergen tingrett).
