Terms and Conditions: Morgensolen

These Terms and Conditions govern the contract between the Guest ("you") and the Owners of Morgensolen, Jurgen and Kristin ("we", "us"), for the short-term rental of the apartment located at Øvre Kråkenes 79, 5152 Bønes, Norway.

1. Booking and Payment

  • Confirmation: A booking is only confirmed once the initial deposit or full payment has been received.

  • Payment Processor: All payments are processed securely via Stripe. We do not store your credit card information.

  • Payment Schedule: For bookings made in advance, a 30% deposit is required at the time of booking. The remaining 70% balance is due [10] days before your arrival.

2. Cancellation and Refunds

  • Full Refund: Guests receive a 100% refund if the cancellation is made at least 7 days before the scheduled check-in date.

  • Partial Refund: Guests receive a 50% refund if the cancellation is made between 7 and 1 days before check-in.

  • No Refund: No refund is provided for cancellations made less than 1 day before arrival or for "no-shows."

3. Check-in and Check-out

  • Check-in: The apartment is ready for occupancy from 16:00.

  • Access Code: Your unique smart lock code will be sent to you at 13:00 on your day of arrival.

  • Check-out: You must vacate the apartment by 11:00 on your departure day to allow our cleaning team to prepare for the next guest.

4. House Rules & Occupancy

  • Quiet Hours: Morgensolen is located in a quiet residential area. We kindly ask you to respect our neighbors and keep noise to a minimum between 21:00 and 07:00.

  • Parking: One dedicated parking space is provided free of charge. Due to the nature of our private gravel road, large vans and campers are prohibited.

  • Smoking & Pets: Smoking is strictly forbidden inside the apartment. [Pets are/are not permitted].

  • Maximum Occupancy: Only the number of guests specified in the booking may stay overnight.

5. Liability and Damages

  • Guest Responsibility: You are responsible for any damages to the apartment or its contents caused by you or your party during your stay. Please report any breakages immediately.

  • Personal Belongings: We are not responsible for the loss, theft, or damage of any personal belongings or vehicles parked at the property.

  • Force Majeure: We are not liable for events beyond our control (e.g., extreme weather, power outages, or municipal water issues).

6. Governing Law

  • This agreement is governed by the laws of Norway. Any disputes shall be settled in the Bergen District Court (Bergen tingrett).
